Overview

The Autumn View Farm property was used for over 50 years to raise and house dairy cattle.

It is unique in the sense that it borders a very long marsh of protected property to the west. The marsh is open and has a lot of wildlife in terms of beavers, birds, deer, etc. that visit. There is an established walking trail along the marsh that is owned and preserved by the Maine Land Trust. The fall and spring evening views across the marsh are spectacular as the sun sets.

The other unique aspect is that there are 106 acres of contiguous land but 13.99 acres of this are located in a community called Bayville. Property owners in Bayville pay property taxes into a separate trust from Boothbay Harbor and exist as a separate entity, whose owners enjoy access to a single, well-kept, private tennis court, docking rights to a private ocean dock, and access to small clubhouse. While there are full-time residents in Bayville there are also many seasonal residents that summer in Maine. Property in this area is not often available as residents pass homes down to other family members.

The remaining 56 acres border the Bayville acreage, the marsh, and Route 96.

36 acres will be retained by the sellers for a personal residence yet to be constructed.

Improvements

There is a long established un-paved road to the back of the property off from Route 96; it is well maintained by the town of Boothbay Harbor (recent work – grading and new culverts, they also plow it in the winter). It has power lines along the road into the back of the property, an established well, and 5 standing structures; a very large barn, milk house, and carriage shed (which are worth saving/moving) and two smaller structures which are not worth repairing.

Curb-cut permission has been granted by the Maine Department of Transportation for an additional road off of Route 96. This allows a road loop to be established through the property for development purposes.

A road profile survey was completed in order to expand the primary road to a 50’ right-of-way and to continue around to the curb-cut on Route 96. This shows exactly where the road needs to go to be compliant with a minor or major subdivision.

The land has been professionally surveyed and wetlands studies have been completed on the entire piece. Many site percolation tests have been conducted to establish potential house sites.

Terms and Pricing

Between studies, tests, survey work, and property improvements more that $35,000 has been invested in the property.

Bayville – undeveloped or developed land is difficult to acquire in this area and because of the privileges residents enjoy this land is for sale as one piece. Developers please note that the land has taken percolation tests that indicate cluster housing is possible in Bayville.

Bayville requires one acre for single-family homes and there are at least 8 lots that could be designed. After consulting with a Bayville realtor on value, the asking price for 13.99 acres is $275,000 (negotiable).

Primary Acreage – 56 acres border the marsh with the established road, power, and standing structures is $10,000 per acre (negotiable). It is preferred to sell this as one piece, but we would consider selling a parcel as small as 25 acres. After one division the property must enter into a small or large sub-division and road improvements made.

In terms of comparables, we sold 29 acres on the other side of Route 96 fours years ago for $10,000 per acre.

The property is collectively owned by a group who would consider owner financing for an individual who is qualified to buy the property. The property would act as the collateral.
